Elwood Town wide Zoning Alignment Initiative

We would like to invite you to the open house SEPT 23,2025 at 7:00 at the Elwood Town Hall 5235 w. 8800 n. The Elwood Planning Commission is launching a community-wide zoning alignment initiative to ensure our town's zoning map reflects the actual land uses and values that make Elwood a great place to live.

Most of Elwood is zoned as “residential,” even though that designation no longer exists. Large areas used for agriculture are even marked as residential. This outdated zoning causes unintended tax burdens, permitting confusion, unclear rules and regulations, and uncoordinated development.

???? Why We’re Proposing This Change

The goal of this initiative is to rezone Elwood properties to their actual legal use. From residential to R-1-20 (minimum 1/2 acre lot size), R-1-40 (minimum1 acre lot size), agricultural or other appropriate designations.

Benefits for the Community

  • Preserves Elwood’s rural character and agricultural roots.
  • Reduces property taxes for qualified agricultural properties through Utah’s Greenbelt Program.
  • Supports long-term planning goals outlined in the Town’s General Plan.

???? Limited-Time Application Fee Waiver

To encourage participation, the Town of Elwood will waive all rezoning application fees (currently $100.00) for eligible properties during the first year of this initiative only.

Our planning staff will assist with completing the application process. We want to make this as easy and straightforward as possible.
